Boston, Massachusetts — The Bulfinch Group, a general agency of The Guardian Life Insurance Company of America (Guardian), New York, NY, has executed a new 3,990-square-foot lease at 300 Ledgewood Place in Rockland, Massachusetts. The property is now 100% leased.

The Colliers Meredith & Grew team of Executive Vice President James Elcock and Assistant Vice President David Goodhue represented the landlord, F.P. Giglio Enterprises, in the transaction. Senior Vice President Bradley McGill and Associate Michael Olson of Jones Lang LaSalle represented The Bulfinch Group. Specifics of the lease transaction were not disclosed.

Transwestern Completes 28,438 SF of Signed Leases at Brickstone Square

Boston, Massachusetts — Transwestern Investment Company (Transwestern), a principal investment firm specializing in commercial real estate, has added four new tenants to its Brickstone Square property in Andover, Massachusetts. The leases, totaling 28,438 square feet, will bring Hinckley, Allen & Snyder LLP, NuView Systems Inc., Old Republic Title Insurance Company and VKernel Corporation to the business center in the fall of 2009. The Colliers Meredith & Grew team of Matthew Daniels, Christopher Lawrence and Brian Tisbert represented Transwestern in the transactions.

Since purchasing Brickstone Square in late 2005, Transwestern has invested a significant amount of capital within the common areas of the building as well as the speculative and custom build-out of vacant space.

NuView Systems Inc., a global provider of human resources and payroll software tools, has executed a new 14,794-square-foot lease to relocate its headquarters from 155 West Street in Wilmington to 200 Brickstone Square in Andover, Massachusetts. The move is a 5,000 square-foot expansion for the firm. Matthew Daniels and Brian Tisbert of Colliers Meredith & Grew represented NuView Systems.

Old Republic Title Insurance Company executed a new 6,876-square-foot lease. Lawrence Epstein and Christopher Lawrence of Colliers Meredith & Grew represented Old Republic Title Insurance Company in the transaction.

VKernel Corporation, a provider of virtualization management and optimization software, signed a 4,379-square-foot lease to relocate its headquarters from Portsmouth, New Hampshire. Vkernel was represented by the T3 Advisors team of Greg Hoffmeister and Mike Taylor.

Full-service law firm Hinckley, Allen & Snyder LLP executed a new 2,389-square-foot lease which represents an expansion for the firm. Joseph Sciolla of CresaPartners LLC represented Hinckley, Allen & Snyder in the transaction.

Colliers Meredith & Grew Represents Acceleron Pharma in 19,711 SF Lease

Boston, Massachusetts — The Bartlett School, a private elementary school educating children ages three to eleven in Waltham, Massachusetts, has engaged Colliers Meredith & Grew to assist in the disposition of the school’s 5.8-acre campus.

The school’s Board of Trustees voted on March 9, 2009 to close the school at the end of the current academic year due to a decline in the number of returning students.

Located less than one mile from Interstate 95 and Route 128, the two-building campus consists of a 50,156-square-foot, single-story brick school building with functional lower level and a 7,830-square-foot, state-of-the-art gymnasium constructed in 2004-2005. Colliers Meredith & Grew Brokers Sale of 85 Hayes Memorial Drive

Boston, Massachusetts — Colliers Meredith & Grew has successfully brokered the sale of 85 Hayes Memorial Drive in Marlborough, Massachusetts to a local investor for $2.1 million. The transaction closed on January 16, 2009. Senior Vice President Wayne Spiegel and Associates William C. Lynch and Timothy P. O’Brien of Colliers Meredith & Grew represented the seller, EPP Real Estate, LLC. Senior Associate Joel Aho of O’Brien Commercial Properties, Inc. represented the buyer.

Built in 1974 and expanded in 1998, 85 Hayes Memorial Drive consists of 28,000 square feet of warehouse and office space in Marlborough, Massachusetts. It is within close proximity to Route 495 and Route 20. The building is 100% leased to Diamond Machining Technology.
