Boston, Massachusetts — Colliers Meredith & Grew has successfully brokered the sale of 122 Quincy Shore Drive in Quincy, Massachusetts for $3.2 million to Lee Kennedy Co., Inc. The transaction closed on December 7, 2007. Executive Vice President James L. Elcock and Associates David B. Goodhue and Katharine B. Barry of Colliers Meredith & Grew represented the seller Eastport Real Estate Services. Owner Dana P. Narlee of Pearson Associates represented the buyer Lee Kennedy Co., Inc. The building will be used as Lee Kennedy Co.'s corporate headquarters.
Built in 1984 and renovated in 1996, 122 Quincy Shore Drive is a two-story, 21,000-square-foot office building located eight miles south of downtown Boston. It is within close proximity to the North Quincy Red Line T Station, one mile from Route 93 and five minutes from Route 3 offering excellent access to transportation. Colliers Meredith & Grew Secures $4.4 Million Permanent Financing for the Penny Savings Bank Building in Boston, Massachusetts

Boston, Massachusetts — Colliers Meredith & Grew's Capital Markets group has secured a $4.4 million permanent loan for the Penny Savings Bank building in Boston, Massachusetts.
President Kevin C. Phelan and Vice President Seth I. Rosen represented the borrower, Stonegate Group LLC, in the transaction. The five-year, fixed-rate, permanent loan closed in December 2007 and includes a five-year extension option. Salem Five financed the transaction.
The redevelopment of the former Penny Savings Bank at 1361-1375 Washington Street in Boston's South End created a unique structure consisting of the existing two-story, white marble building with a restored exterior and a new three-story residential addition offering 23 luxury condominiums. The mixed-use project includes 8,788 square feet of retail on the ground floor and 29 underground parking spaces.
"This was a great outcome for this assignment," said Rosen. "Sean McGrath and Dean Calivas did an exceptional job of repositioning this historic asset, and we were pleased to obtain a permanent loan with a local commercial bank that facilitated their business plan."
"Salem Five performed exceptionally well on this assignment," added Phelan. "Despite the dramatic fall in treasury rates, Salem Five closed the loan on the agreed-upon terms. Given volatility in the marketplace, we were impressed by the Bank's willingness to honor their proposal to our client."

Boston, Massachusetts — Representing the building's owner, F.P. Giglio Enterprises, the Colliers Meredith & Grew team of James Elcock and David Goodhue have negotiated five leases totaling 16,545 square feet at 300 Ledgewood Place in Rockland, Massachusetts.
Food Tech, LLC executed a 4,733-square-foot lease and was represented by Rick Schuhwerk of Jones Lang LaSalle. Control Print Technologies signed a 3,695-square-foot lease and was represented by Richard McKinnon of The Grossman Companies. Other leases include Newfields Companies, LLC (3,539 SF); Tangmu Seafood Products Co., Ltd. (2,345 SF) and First National Corporation (2,233 SF). Specifics of the lease transactions were not disclosed.
Upon completion in late 2007, 300 Ledgewood Place will consist of 39,000 square feet of first-class office space. This three-story, multi-tenant building, located within the campus setting of Ledgewood Office Park, will provide office suites ranging in size from 1,500 square feet to 13,000 square feet. Building amenities include a dramatic two-story atrium, on-site ownership and management, ample parking, public transportation, convenient highway access, all in a beautifully landscaped campus setting. There are also numerous amenities nearby, including restaurants, shopping centers, banking, and public transportation.

Colliers Meredith & Grew Represents BioEnergy International, LLC in Two Leases Totaling 24,608 Square Feet

Boston, Massachusetts — The Colliers Meredith & Grew team of James Elcock, David Goodhue and William Lynch has negotiated two leases totaling 24,608 square feet on behalf of BioEnergy International, LLC, a science and technology leader in the development of multi-product biorefineries that produces biofuels and bio-based specialty chemicals.
BioEnergy International executed a 13,856-square-foot lease at Batterymarch Park II in Quincy, Massachusetts, to relocate from Norwell, Massachusetts and expand its corporate headquarters by approximately 10,000 square feet. Andrew Majewski and Nat Kessler of CB Richard Ellis/New England represented the landlord, National Fire Protection Association.
BioEnergy International also signed a lease for 10,752 square feet of lab space at 42 West Cummings Park in Woburn, Massachusetts. The landlord, Cummings Properties, was represented in-house by Rob Yacobian and Eric Anderson. Specifics of these lease transactions were not disclosed.
The Woburn facility will be a first-of-its kind, next-generation research center that will serve as BioEnergy's strategic hub for leading innovation in the development and commercialization of next generation biofuels, biopolymers, and specialty chemicals from renewable sources. The bench-scale facility will validate, advance, and optimize BioEnergy's novel technology in support of its commercialization efforts around the world.

Colliers Meredith & Grew Secures $23 Million in Financing for Northland Investment Corporation

Boston, Massachusetts — Colliers Meredith & Grew arranged financings for two apartment communities located in western Massachusetts on behalf of Northland Investment Corporation. Colliers Meredith & Grew Vice President John Broderick secured a total of $23 million for the Cliffside Apartments (Sunderland, MA) and Boulders Apartments (Amherst, MA), at $13 million and $10 million, respectively. Both financings have five-year terms and are interest only, fixed rate loans. The loans were placed with Genworth Financial, for which Colliers Meredith & Grew serves as a New England correspondent.
The apartment complexes are 280 units and 256 units, garden- style multifamily communities. Amenities include fitness centers, playgrounds, soccer field, swimming pools, and picnic areas.
"Genworth spent the extra time upfront to understand the local apartment market, which is driven by the large concentration of colleges in the area", said Broderick. "They structured highly competitive deals with excellent pricing during a time of very unsettled capital markets."

Boston, Massachusetts — Colliers Meredith & Grew has successfully brokered the sale of 212 Elm Street in Somerville, Massachusetts for $19.6 million. The transaction closed on October 18, 2007. The Colliers Meredith & Grew team of Tad A. Lee and Leigh L. Freudenheim procured the buyer, Upland Capital Corporation; the seller was Paradigm Properties. Lee and Freudenheim have also been awarded the exclusive leasing assignment for the property. Paradigm Properties will remain as the property manager.
Built in 1989, 212 Elm Street is a four-story, 66,217-square-foot office and retail building located in the heart of Davis Square. It offers excellent access to transportation and abundant amenities including covered and surface parking. The transaction closed on September 21, 2007. AEW acquired the property on behalf of AEW Value Investors, II, L.P., the second in AEW's series of value-added real estate funds.
The Colliers Meredith & Grew team of Executive Vice President Lisa M. Campoli, Senior Vice President Matthew J. Daniels, Vice President Nicholas M. Herz and Associate Katharine B. Barry represented the owner, New York-based Gateside Corporation, and procured the buyer.

The transaction is effective September 1, 2007. The existing Colliers Meredith & Grew shareholders in the firm will retain a 20% interest. The terms of the transaction were not disclosed.

Mr. Quinn has over 25 years of development and advisory experience in the commercial real estate industry and began his career as an architect in New York City, working for Robert A. M. Stern and Edward Larrabee Barnes. After earning his MBA, he joined the Philadelphia-based real estate investment and development firm Radnor Advisors in 1980. Named president of the firm in 1992, he oversaw its operations and subsequent sale to Insignia/ESG, moving to Washington, DC in 2000. The five-year, fixed-rate loan closed in December 2006 and included several years of par prepayment, at a rate below 6.00 percent.

Boston, Massachusetts — VersaCold Logistics LLC, a refrigerated logistics services organization, has executed a new 9,746-square-foot sublease at 295 Constitution Drive in Taunton, Massachusetts. Executive Vice President James L. Elcock and Associate William C. Lynch of Meredith & Grew represented the sublandlord, HP Hood, LLC and procured VersaCold Logistics in the transaction. Specifics of the lease were not disclosed.
295 Constitution Drive is a two-story 9,746-square-foot building originally designed and built for HP Hood in 2001. Located within the Myles Standish Industrial Park, the site offers easy access to Routes 495 and 24.
