Colliers Meredith & Grew Brokers Sale of Former NSTAR Operations Center in Wareham, Massachusetts

Boston, Massachusetts - NSTAR has sold its former Electric & Gas Operations Center located at 2421 Cranberry Highway in Wareham, Massachusetts to W/S Development Associates LLC for $7.7 million. President Thomas J. Hynes, Jr. and Senior Vice President Robert E. Cronin of Colliers Meredith & Grew's Brokerage group represented NSTAR in the 48-acre transaction and procured the buyer.

W/S Development has begun to redevelop the site into a 675,000-square-foot open-air shopping center known as Wareham Crossing. Scheduled to open in the fall of 2007, Wareham Crossing will combine national anchors such as Target, Lowe's, Best Buy, Borders, Linens N' Things, Staples and Old Navy with a vibrant mix of specialty retailers and restaurants including LongHorn Steakhouse and Red Robin. When all land acquisitions are complete, Wareham Crossing will total 75 acres in size and have a village feel in a pedestrian-friendly environment featuring wide sidewalks, benches and detailed landscaping.

"After months of aggressively marketing the Wareham site to a variety of corporate users/buyers we concluded that we needed to find an alternative development use for the property that would be acceptable to our client NSTAR and the Town of Wareham," said Cronin. "Retail development was our prime back-up use for the site and W/S Development was at the top of our prospect list. Based on the community and developer enthusiasm I saw at the groundbreaking, I think Wareham Crossing is going to be a real "win-win" project for the seller, the buyer and the Town of Wareham."

Boston, Massachusetts - Neighborhood Health Plan (NHP) has executed a 77,590-square-foot lease extension for its headquarters' location at 253 Summer and 27 Melcher Streets in Boston, Massachusetts.

The Colliers Meredith & Grew team of Executive Vice President Ronald K. Perry, Vice President Lawrence T. Epstein and Associate Jeffrey H. Gates represented NHP in the transaction. The landlord, Boston HSR South Boston LLC, was represented by Andrew W. Hoar, President/Co-Managing Partner, Christopher Cuddy, First Vice President/Partner and William J. Boston, Massachusetts - TechTarget has executed a 14,533-square-foot lease to expand its offices at 117 Kendrick Street in Needham, Massachusetts, bringing its total occupied space to 74,606 square feet. TechTarget is expected to assume its new space in spring 2007. Specifics of the transaction were not disclosed.

Boston, Massachusetts - The Colliers Meredith & Grew team of James Elcock, Lisa Campoli, Pat Paladino and Elias Demakes has successfully brokered the sale of 99 Third Avenue in Waltham, Massachusetts on behalf of Eastport Real Estate Services. The buyer, BP 99 Third Avenue LLC, is a collaboration between Boston Properties and residential developer, Criterion Development Partners. The transaction closed on October 30, 2006.

Colliers Meredith & Grew Secures $35.2 Million Refinancing for Orchard Hill Park in Leominster, Massachusetts

Boston, Massachusetts — Colliers Meredith & Grew has completed a $35.2 million refinancing for Orchard Hill Park in Leominster, Massachusetts.

Vice President John J. Broderick represented the borrower in the transaction, who was an affiliate of Lisciotti Development Corporation. The lender for the transaction was GE Real Estate. The complex transaction featured a reverse earnout structure and multiple borrowing entities. "GE understood the issues and structured a deal that suited our particular needs," said Gregg P. Lisciotti, the owner of the Leominster, MA real estate firm. "This was a win-win for all parties."

Orchard Hill Park is a 191,000-square-foot retail power center located minutes from the intersection of Route 2 and Interstate 190 in Leominster, Massachusetts. The center is anchored by, Kohl's, Dick's Sporting Goods and Bed Bath and Beyond. The developer recently completed the project's 125,000-sf Target and is currently wrapping up construction on the 30,000-sf Best Buy and two freestanding restaurants; Olive Garden and TGIFriday's. Construction on the project is set to be completed by the spring of 2007.

"Creative underwriting was the key to getting this deal done," said Broderick. "Lisciotti did an outstanding job creating value with this project which was maximized by GE's aggressive debt structure. In the end, all parties were very pleased with the way the deal turned out".

Assistant Vice President Elias T. Demakes of Colliers Meredith & Grew represented the buyer, RJ Wells Management LLC, in the transaction and Vice President John G. Sundborg of The Conrad Group represented the seller, 200 Wells Avenue Realty Trust.
